as noted in the Downtown Specific Plan (page 34) in the ''Gateway District.'' 408 E. Main St., Santa Maria is ideally situated directly across the street from the Town Center Mall. 

The mall and immediate trade area is undergoing major redevelopment including several new high density housing projects by Santa Barbara based developer the Vernon Group. These projects have recently broken ground including a new El Super Supermarket by another development company slated to open 4th QTR 2026.
